Fitout | Renovation Dubai builds bathroom joinery Dubai homes and businesses can live with for a decade: moisture-engineered vanity units, wall-hung cabinets, mirror frames, tall linen towers, fluted feature panelling, WC duct boxing and powder room consoles — designed, manufactured in our own Ras Al Khor workshop and installed across all seven emirates. This page covers our joinery and carpentry scope only. We do not sell you tiling, waterproofing or plumbing on this page; we build the timber, board and finish elements that turn a wet room into a room you actually enjoy walking into.
Established in 1984, we have spent four decades learning what the Gulf climate does to a badly specified bathroom cabinet. Standard raw MDF swells at the toe-kick within two summers. Cheap edge tape lifts where a wet toothbrush lands every morning. Hinges that were never rated for humidity start to bloom orange. Our answer is not a marketing promise — it is a build specification: moisture-resistant substrates, sealed edges on all six faces, marine-grade or aluminium toe-kicks, stainless or specially coated hardware, and factory-applied finishes that cure properly before they ever reach your villa.
When clients search for bathroom joinery Dubai, they usually have one of three jobs in mind. Knowing which one you are in helps us quote accurately on the first visit.
In every case the joinery scope is the same family of elements: the vanity carcass and fronts, the countertop and its substrate, the mirror or mirror cabinet, tall and wall-mounted storage, decorative wall panelling, the WC and cistern boxing, shower seats and benches, and the door leaf and architrave if you want them matched.
The vanity is the piece that gets used, splashed and slammed most. We build carcasses from 18mm moisture-resistant board, dowelled and glued rather than stapled, with a fully sealed base panel and either a recessed toe-kick in aluminium or a raised plinth in solid hardwood. Single or double basin, undermount or vessel, drawer-led or door-led — we plan around your actual plumbing positions rather than forcing a catalogue size onto the wall.
Wall-hung vanities are the most requested style in Dubai apartments because they make small floors read larger and they make cleaning trivial. They need real engineering: a concealed steel or aluminium sub-frame anchored into blockwork or a properly reinforced stud line, rated for the cabinet plus a stone top plus a loaded drawer. We calculate that load and document it in the shop drawing rather than leaving it to the installer on the day.
A mirror cabinet buys you 30–40 litres of hidden storage without stealing a millimetre of floor. We build recessed (let into the wall between studs) and surface-mounted versions, with soft-close doors, adjustable glass or board shelves, demister pads, integrated LED strips and internal shaver sockets coordinated with your electrician. Framed mirrors are made from solid timber or veneered MDF with a proper mitred and splined corner — not a glued butt joint that opens after one Ramadan of steam.
Towels, cleaning stock, spare stock, the hairdryer that never has a home. A 400–600mm tall unit beside the vanity solves it. We build them full height to the ceiling so there is no dust ledge, with a mix of adjustable shelves, pull-out laundry hampers on full-extension runners, and a lockable section if the bathroom is shared or serviced.
Powder rooms are small, so every surface is read at close range. We treat them as furniture rather than cabinetry: floating consoles with a mitred waterfall edge, dark-stained oak or walnut carcasses, stone or sintered vessel-basin tops, and slim single drawers that clear the bottle trap. Because the room is tiny, a full custom console usually costs less than you expect — it is the one place where a genuinely bespoke piece is affordable.
Fluted MDF, slatted oak battens on an acoustic felt backer, shaker wainscoting and full-height veneer panelling all work in bathrooms — provided they sit outside the direct splash zone or are specified in a water-resistant board with a fully sealed back face. We handle the setting-out so flute pitch centres on the mirror, the panelling meets the tile line cleanly, and switch plates and towel rails land on a solid fixing rather than a void.
Wall-hung WCs need a duct. Most contractors leave it as a bare plastered box. We clad it in matching board or stone-effect panel, form a flush, magnetically latched access hatch over the inspection point, and often gain a usable shelf or niche on top for towels and diffusers. The same detail hides shower valves, water heaters and shaft doors.
Inside the shower enclosure we build the substrate — marine plywood or cement board frames for benches, niches and stepped platforms — ready for your tiler or stone fixer. Outside it, we build removable bath panels with concealed magnetic catches so the trap stays accessible, and timber or veneered bath surrounds where the design calls for warmth against a cold stone floor.
We supply and template natural stone, engineered quartz, sintered stone and solid timber counters, plus the moisture-sealed substrate beneath them. Undermount cut-outs are machined in the factory, edges are polished, and timber counters are finished with a hard-wax oil or two-pack polyurethane that tolerates standing water around the tap base.
If you want the joinery to read as one design, the door has to match. We manufacture flush and panelled door leaves, veneered or lacquered, hung on adjustable concealed hinges, with matching architrave, skirting and threshold detail into the tiled floor.
Not every job needs a new cabinet. We re-spray existing carcasses, replace swollen doors and drawer fronts, upgrade tired hinges and runners to soft-close, replace failed edge banding, and re-cut counters. On rented and serviced properties this is often 40–60% cheaper than replacement.
A guest WC is the only room in your home your visitors use alone, unhurried, with nothing to look at but your detailing. It rewards investment out of all proportion to its size.
The joinery moves that consistently work in Dubai powder rooms:
Material choice is the single biggest predictor of whether bathroom joinery lasts three years or fifteen. Here is what we specify and where.
| Material | Best used for | Moisture behaviour | Relative cost |
|---|---|---|---|
| Moisture-resistant MDF MR / HMR | Carcasses, lacquered doors, fluted panels, boxing | Good, when all six faces are sealed and edges banded | Standard |
| Marine / BWP plywood | Wet-zone carcass bases, shower bench frames, plinths | Excellent — phenolic glue line, tolerates repeated wetting | +20–35% |
| Compact laminate solid grade | Full-height panels, WC ducts, commercial washrooms | Excellent — effectively waterproof through the core | +40–70% |
| HPL & PET-faced board | Drawer fronts, high-traffic and rental units | Very good, scratch and chemical resistant | Standard to +15% |
| Natural wood veneer on MR core | Feature vanities, powder room consoles, mirror frames | Good with a two-pack PU sealer; avoid direct splash zone | +30–60% |
| Solid hardwood oak, walnut, teak, iroko | Counters, frames, slats, plinths, bath surrounds | Very good if quarter-sawn, acclimatised and oil-finished | +60–150% |
| Two-pack PU lacquer finish | Matte and satin painted joinery in any colour | Excellent — the industry benchmark for wet areas | +15–30%over foil |
| Thermofoil / vinyl wrap | Budget and short-lease units | Weak at edges and near heat — we advise against it in bathrooms | Lowest |
Our default bathroom specification: 18mm HMR carcass with 0.8–2mm ABS laser edging on every exposed edge, sealed rear face, aluminium recessed toe-kick, adjustable stainless levelling feet, 2mm PVC-free edge on fronts, two-pack PU or PET front finish, and Blum or Häfele soft-close hardware throughout.
Hardware is where cheap bathroom joinery gives itself away within a year. We specify European hardware as standard and will happily show you the datasheets.
Clients often ask where our material comes from. We buy from established UAE trade suppliers, and we are happy for you to source directly if you have a preference — we will build to whatever board and veneer you specify. The names below are the ones most active in the Dubai joinery trade:

We visit anywhere in the UAE, measure the room, photograph existing plumbing and electrical positions, and check wall construction for wall-hung feasibility. No charge, no obligation.
You receive a 3D render of the vanity run, mirror and storage in your actual room dimensions, plus a material and finish board with physical samples where you want them.
An itemised quote in AED with no provisional sums on the joinery scope, and dimensioned production drawings showing carcass build-up, hardware schedule, service cut-outs and fixing method.
For apartments and community villas we prepare and submit the fit-out NOC pack to your building management or master developer. Where a permit is needed, submissions follow Dubai Municipality requirements, and for free-zone and waterfront communities they go through Trakhees. Joinery-only works are frequently exempt, and we will tell you honestly when they are.
CNC cutting, edge banding, sanding, spray booth and curing in our own Ras Al Khor Industrial Area workshop. Nothing is subcontracted out to an unknown third party.
Sub-frames, blocking and services coordination go in first. We check the final tiled dimensions before the units leave the factory floor.
Protection down, units in, levelled, scribed to the wall, hardware adjusted, silicone lines cut clean, site cleared the same day.
A joint walk-through, a written snag list closed within 48 hours, care instructions, and a written warranty.
Prices below are realistic Dubai market ranges for supply, delivery and installation, exclusive of 5% VAT. Every quotation we issue is fixed once drawings are signed — we do not price a job low and recover it in variations.

Pure joinery replacement — swapping a vanity, adding a mirror cabinet, panelling a wall — usually needs nothing more than a building or community fit-out NOC and a valid contractor trade licence, which we hold. Where the work touches waterproofing, moves a wall, alters a wet point or changes a service riser, a formal permit applies. Dubai Municipality governs most of mainland Dubai; Trakhees governs Palm Jumeirah, Jebel Ali, Dubai Waterfront and other Ports, Customs & Free Zone Corporation areas; master developers such as Emaar, Nakheel, Damac and Dubai Properties run their own fit-out approval desks. We handle the paperwork either way and tell you upfront whether your job needs it.
A single laminate or PET vanity typically runs AED 2,200–4,500 supplied and installed. A lacquered single vanity is AED 3,800–7,000, a double vanity AED 7,500–16,000, and a veneer or solid-timber unit AED 9,000–22,000. A complete powder room joinery package is usually AED 7,000–18,000, and a master ensuite package AED 28,000–75,000. All figures exclude 5% VAT.
Typically 2–4 weeks from signed drawings to handover: 7–21 days factory manufacture plus 1–4 days on site. Simple door and hardware replacements can be done in under a week. Villa-wide packages across four to six bathrooms run 5–8 weeks.
Moisture-resistant (HMR) MDF with fully sealed edges and a two-pack polyurethane finish is the best value-to-durability choice for most homes. Marine plywood is better in the wettest zones — shower bench frames and cabinet bases. Compact laminate is the most durable option overall and is what we specify for commercial and high-traffic washrooms. We advise against thermofoil or vinyl-wrapped fronts in any bathroom.
Yes, but only with proper preparation. We install a concealed steel or aluminium sub-frame anchored back to the slab or to reinforced studwork, sized for the cabinet plus the stone top plus loaded drawers. We never fix a wall-hung unit into plasterboard alone, and we document the fixing method in your shop drawing.
Powder rooms are one of our most requested jobs. Because the room is small, a fully bespoke floating console, framed mirror and cistern boxing package is far more affordable than clients expect — typically AED 7,000–18,000 for the complete joinery scope.
Yes. We template, supply, machine and install engineered quartz, natural marble, sintered stone and solid timber counters, including undermount cut-outs, mitred waterfall ends and matching upstands, along with the sealed substrate beneath.
In most cases yes. We colour-match lacquer on site with a spectrophotometer reading, and we can source or reproduce veneer species and grain direction. Where an exact match is not achievable, we will show you a sample and tell you honestly before you commit.
Yes, and we often recommend it. If the carcass is sound, re-spraying and replacing fronts and hardware costs 40–60% less than a new unit. Re-spray from AED 1,200 per unit; new fronts with hardware from AED 1,500.
Joinery-only works — replacing a vanity, adding storage, panelling a wall — usually need only a building or community fit-out NOC. A formal permit applies once you disturb waterproofing, move a wet point, alter a partition or change a service riser. We prepare and submit the paperwork for you and tell you upfront which applies.
