Fitout | Renovation Dubai — Interior Fit-Out, Renovation, Remodeling & Revamp Services across Dubai and the UAE

These Terms and Conditions explain the rules for using our website and for engaging Fitout | Renovation Dubai for any fit-out, renovation, remodeling or revamp project. When you accept our quotation, pay a deposit, or ask us to start work, you agree to everything set out on this page. We have written it in plain English so you always know where you stand before, during and after your project anywhere in Dubai and the wider UAE.

Welcome to Fitout | Renovation Dubai. We are a Dubai-based interior contracting company delivering fit-out, renovation, remodeling and revamp services for homes and businesses across all seven emirates. These Terms and Conditions form the agreement between you (the “Client”, “you” or “your”) and Fitout | Renovation Dubai (“we”, “us”, “our” or the “Company”). They cover your use of this website and the way we deliver projects on the ground, from a single apartment refresh to a full commercial fit-out.

Please take a few minutes to read these Terms and Conditions carefully. They protect both sides: they tell you exactly what you can expect from us, and they tell us what we can expect from you. If anything here is unclear, contact our team before you sign a quotation or make a payment — we are always happy to walk you through it.

Agreement to These Terms and Conditions

By accessing this website or by appointing us for a project, you confirm that you accept these Terms and Conditions and that you agree to comply with them. You confirm that you are at least 18 years old and, where you are entering into this agreement on behalf of a company, building owner or landlord, that you have the authority to do so.

Your acceptance is treated as confirmed when any one of the following happens:

  • You sign, countersign or approve our written quotation, proposal or contract.
  • You pay a booking deposit, advance payment or any invoice we issue.
  • You give us written or verbal instruction to begin design, procurement or site works.
  • You continue to use this website after these Terms and Conditions are published.

If you do not agree with any part of these Terms and Conditions, please do not use our website or proceed with our services.

Who We Are — Fitout | Renovation Dubai

Fitout | Renovation Dubai is a multi-trade interior contracting company operating throughout Dubai, Abu Dhabi, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah and Fujairah. We deliver turnkey and trade-specific work including joinery and carpentry, gypsum and ceilings, flooring, painting, electrical, plumbing and MEP, HVAC, doors, furniture, 3D design and full project management.

We work with private homeowners as well as developers, landlords, retailers, offices, restaurants, clinics, hotels and other commercial clients. Whatever the size of your project, the same Terms and Conditions apply unless we agree something different with you in a signed written contract, which will then take priority over this page where the two conflict.

Scope of Our Fit-Out and Renovation Services

The specific scope of every engagement is defined in your individual quotation, BOQ (bill of quantities) or contract. That document — not this web page — sets out the exact rooms, areas, materials, finishes, quantities and deliverables we have agreed for your project. These Terms and Conditions sit alongside that scope and govern how we work together.

Residential Projects

For homes — apartments, townhouses, villas and mansions — our work may include kitchen and bathroom renovation, full interior remodeling, joinery and wardrobes, flooring, painting, false ceilings, lighting and electrical upgrades, and complete revamp packages. Residential clients should ensure that any required approvals from their building management, developer or owners’ association are in place before site works begin.

Commercial Projects

For businesses — offices, retail units, food and beverage outlets, clinics, salons, warehouses and hospitality spaces — our work may include shop and office fit-outs, partitioning, MEP coordination, HVAC, signage-ready surfaces and full turnkey delivery. Commercial clients are responsible for landlord and free-zone or mainland authority approvals relevant to their premises, which we are happy to support where agreed.

Use of This Website

This website is provided for general information about our fit-out and renovation services. While we work hard to keep the content accurate and current, we do not guarantee that every detail — including indicative prices, timelines, product images and project examples — is complete or error-free at all times. Nothing on this website is a binding offer; a binding agreement only exists once we issue and you accept a formal quotation.

When using this website you agree not to:

  • Use it for any unlawful, fraudulent or harmful purpose.
  • Copy, reproduce or republish our text, images, designs or branding without written permission.
  • Attempt to gain unauthorised access to our systems, forms or hosting.
  • Upload or transmit any malicious code, spam or misleading information through our contact and quote forms.

We may suspend, withdraw or change any part of the website without notice and without liability to you.

Quotations, Estimates and Pricing

Every project begins with a site visit or detailed brief, after which we prepare a written quotation. Unless stated otherwise, quotations are valid for 30 days from the date of issue. Prices may change after that period because of fluctuations in material costs, exchange rates, supplier availability or revised project requirements.

All prices are quoted in UAE Dirhams (AED). Unless clearly stated as inclusive, prices are subject to Value Added Tax (VAT) at the prevailing rate set by the UAE Federal Tax Authority. Quotations cover only the items expressly listed; anything not listed is excluded and will be treated as a variation.

Booking, Deposits and Payment Terms

To reserve your project slot and allow us to begin design, procurement and mobilisation, we require a booking deposit or advance payment as stated in your quotation. This deposit confirms your commitment and is applied against the total project value.

Payment Schedule

Payments are normally staged against project milestones. A typical structure is set out in your contract and may look like the following, although the exact split varies by project size and scope:

  • An advance payment on signing, to mobilise the team and order long-lead materials.
  • One or more interim payments tied to defined stages of completion.
  • A final balance due on practical completion and handover, before or upon snag close-out as agreed.

Late Payments and Suspension

Invoices are payable by the due date shown. If a payment is overdue, we may pause works, hold delivery of materials, adjust the programme, and/or charge reasonable interest or administrative costs on the outstanding amount, as permitted under UAE law. Materials and installed items may remain our property until payment is received in full. We will always give you notice before suspending works for non-payment.

Project Timelines and Site Access

We provide an estimated programme for each project and do our best to meet it. However, completion dates are estimates and not guarantees, because fit-out and renovation work depends on factors that are sometimes outside our control. To keep your project on schedule, you agree to provide safe, clear and timely access to the site and to obtain any building-management permissions for working hours, lifts, parking and material delivery.

Reasonable delays may arise from late approvals, late client decisions, late payments, variations, supplier shortages, concealed site conditions, or restrictions imposed by your building or community. Where such delays occur, the programme and, if relevant, the price may be adjusted, and we will keep you informed throughout.

Permits, Approvals and Regulatory Compliance in Dubai

Fit-out and renovation work in Dubai is regulated, and we carry out our projects in line with the requirements of the relevant authorities. Depending on your project, approvals may be required from Dubai Municipality for building and modification permits, from Dubai Civil Defence for fire and life-safety compliance, and from DEWA for electricity and water connections, as well as from your developer, master community or free-zone authority where applicable.

Where it is included in your scope, we will prepare and submit the necessary applications on your behalf. Unless expressly agreed in writing, authority fees, NOC charges, security deposits and similar costs are payable by you and are not included in our quotation. You are responsible for ensuring that the property may lawfully be altered and that all freehold, leasehold or landlord consents are obtained.

Materials, Finishes and Substitutions

We source materials and finishes — such as joinery boards, stone, tiles, paint, ceiling systems, ironmongery and fixtures — to match the specification agreed in your quotation. Natural materials like wood, marble and stone vary in grain, veining and tone; samples are indicative, and minor variation between a sample and the final installed product is normal and not a defect.

If a specified product becomes unavailable or its lead time would unreasonably delay your project, we may offer a substitute of equivalent or higher quality. We will inform you of any material substitution and of any price difference before proceeding.

Variations and Change Orders

Why this matters
Clear variation records protect you from surprise charges and protect us from unpaid work. If you ask us to proceed urgently before paperwork is finalised, your instruction to continue will be taken as acceptance of the associated cost and time adjustment.

Client Responsibilities

A smooth project depends on both sides playing their part. As our Client, you agree to:

  • Provide accurate information, drawings, and approvals needed to plan and price the work.
  • Make timely decisions on selections, samples and sign-offs so the programme stays on track.
  • Secure landlord, developer, owners’ association or authority permissions relevant to your premises.
  • Provide safe access, and remove or protect valuables, sensitive equipment and personal items before works start.
  • Pay invoices on time in line with the agreed schedule.

Where delays or extra costs arise because these responsibilities are not met, we are not liable for the resulting impact on time or budget.

Workmanship Warranty and Defects Liability

We take pride in the quality of our fit-out and renovation work and stand behind it. Subject to full payment and to the specific terms in your contract, we provide a workmanship warranty covering defects in our installation for a defined period from the date of handover. The warranty period and its scope are stated in your project documents.

Manufactured items — appliances, sanitaryware, hardware, lighting and similar products — carry their own manufacturer warranties, which we pass on to you. Our warranty does not cover:

  • Normal wear and tear, or natural changes in materials such as timber movement.
  • Damage caused by misuse, neglect, accidents, water ingress not attributable to our work, or third-party alterations.
  • Works modified or repaired by anyone other than us after handover.
  • Pre-existing conditions in the property that fall outside our agreed scope.

Snagging, Handover and Acceptance

On practical completion we invite you to a joint snagging walkthrough. Together we list any items needing attention, and we rectify genuine defects within a reasonable time at no extra cost. Once the snag list is closed — or once you take beneficial use of the space — the project is considered handed over and accepted. We recommend completing snagging promptly so your warranty period starts cleanly.

Cancellations, Postponements and Refunds

If you need to cancel or postpone, please tell us in writing as early as possible. Because we commit resources, order materials and reserve your slot from the moment you book, the financial outcome of a cancellation depends on how far the project has progressed.

  • Before mobilisation: your refund reflects your deposit less any design, procurement or administrative costs already incurred.
  • After materials are ordered or works have started: amounts covering completed work, ordered materials and committed supplier costs are non-refundable.
  • Custom-made and cut-to-size items (such as bespoke joinery and stone) cannot be cancelled once in production.

We will always set out the calculation clearly and fairly. Postponements are accommodated where possible, though they may affect pricing and scheduling.

Limitation of Liability

We deliver our services with reasonable skill and care. To the fullest extent permitted by UAE law, our total liability arising out of or in connection with any project is limited to the total amount you have paid us for that project. We are not liable for indirect, incidental or consequential losses — including loss of profit, loss of business, loss of rental income or loss of opportunity.

Nothing in these Terms and Conditions excludes or limits liability that cannot lawfully be excluded, including liability for death or personal injury caused by proven negligence, or for fraud. These limitations are reasonable given the nature and value of the services provided.

Insurance and Site Safety

We maintain appropriate insurance for our operations and apply health-and-safety practices on every site, in line with UAE regulations. You agree to maintain your own building, contents and, where relevant, public liability cover for the property. You should keep the work area free of hazards under your control and follow any reasonable safety instructions our team gives while works are in progress.

Intellectual Property and Design Ownership

All designs, 3D renders, mood boards, drawings, layouts, specifications and concepts that we prepare remain our intellectual property until they are paid for in full as part of your project. They are provided for use on your specific project only. You may not share, copy or pass our designs to another contractor for pricing or execution without our written consent.

The content of this website — including text, logos, graphics and photography — is owned by or licensed to Fitout | Renovation Dubai and is protected by applicable intellectual property laws. We may photograph completed projects for our portfolio and marketing; if you would prefer your project not to be featured, simply let us know in writing.

Confidentiality and Data Protection

We respect your privacy. Any personal or project information you share with us — contact details, addresses, drawings and budgets — is used only to deliver and support your project and to communicate with you. We do not sell your data. We handle personal information in line with applicable UAE data-protection requirements, and our separate Privacy Policy explains this in detail.

Force Majeure

Neither party is responsible for delay or failure to perform caused by events beyond reasonable control — including extreme weather, fire, flood, pandemic, government action, authority shutdowns, utility failures, import restrictions, strikes or supply-chain disruption. In such cases the affected obligations are suspended for the duration of the event, and the programme is extended accordingly. If the situation continues for an extended period, either party may discuss ending the contract fairly, with payment due for work already completed.

Consumer Rights and Complaints

Your satisfaction matters to us, and we aim to resolve any concern quickly and fairly. If something is not right, please contact us first so we can put it right. As a UAE-licensed service provider, we support your consumer rights and follow the relevant consumer-protection framework.

If we are unable to resolve a matter directly, you may also seek guidance on your rights through Dubai DET’s Business & Consumer Protection or the official Consumer Rights in Dubai portal, which set out how complaints involving goods and services in the emirate are handled.

Dispute Resolution and Governing Law

These Terms and Conditions, and any project we carry out under them, are governed by the applicable federal laws of the United Arab Emirates and the regulations of the Emirate of Dubai. We always prefer to settle disagreements amicably through open discussion. Where a dispute cannot be resolved that way, it will be subject to the exclusive jurisdiction of the competent courts of Dubai.

Third-Party Links and External Websites

Our website may link to third-party sites — including government authorities and product manufacturers — for your convenience. We do not control those sites and are not responsible for their content, accuracy, products or privacy practices. Following an external link is at your own discretion, and we recommend reviewing the terms and privacy policy of any third-party website you visit.

Changes to These Terms and Conditions

We may update these Terms and Conditions from time to time to reflect changes in our services, our processes, or UAE law. The current version is always the one published on this page, with the “last updated” date shown below. For an active project, the version in force when you accepted your quotation continues to apply unless we agree otherwise in writing. We encourage you to revisit this page periodically.

Where it is agreed in your scope, we assist with permits and approvals from authorities such as Dubai Municipality, Dubai Civil Defence and DEWA. Authority fees and final compliance responsibilities are shared as described in these Terms and Conditions.

Unless a quotation clearly states that it is inclusive, prices are shown before Value Added Tax (VAT), which is added at the prevailing UAE rate.
