Corridors are usually leftover space. Here they were re-lit with warm recessed spots, floored in the same oak as the living areas, and finished as a calm gallery route between rooms.

Project Overview: Renovating an Apartment in Acacia B, Park Heights

Acacia at Park Heights is one of Dubai Hills Estate’s most sought-after apartment addresses — a family-focused community wrapped around Dubai Hills Park, with the golf course, Dubai Hills Mall and top schools minutes away. The apartments are well built, but like most developer handovers they arrive with a neutral, standard specification: basic ceramic floors, plain painted walls, standard-issue kitchens and bathrooms, and generic lighting layouts.

Our clients purchased this Acacia B apartment intending to live in it long-term with a young family. Their brief was clear: keep the calm, light-filled character of the building, but rebuild the interior to a boutique-hotel standard — warmer materials, far better storage, dramatically improved lighting, and bathrooms and a kitchen that feel bespoke rather than standard. They also wanted the entire renovation handled by one company, with one contract, one project manager and one point of accountability, rather than juggling separate flooring, joinery, tiling and MEP subcontractors.

That single-source approach is exactly how Fitout | Renovation Dubai has operated since 1984. With more than 25 trades in-house, we surveyed, designed, demolished, rebuilt and handed over this Dubai Hills renovation in eight weeks, with community and authority approvals managed on the client’s behalf from day one.

Design Direction: Warm Minimalism with Classic Moulding

The design language balances two ideas. The first is warm minimalism — pale engineered-oak floors, greige and ivory surfaces, soft sheer curtains and uncluttered joinery. The second is classic structure — slim gypsum wall moulding, framed openings and a symmetrical media wall that give the apartment a quietly traditional backbone without tipping into ornament.

Color and material discipline holds the scheme together. The palette is limited to warm whites, greige, pale oak and honed marble-look stone, punctuated by matte-black and brushed-metal fittings and a deep navy sectional in the living room. Because the same handful of materials repeats in every room — the oak flooring, the beige mosaic in the bathrooms, the soft matte joinery fronts — the apartment reads as one continuous, considered home rather than a series of separately decorated rooms.

Room-by-Room Scope of Work

Living and Dining Room Renovation

The living and dining zone was taken back to shell. We removed the original floor finishes, leveled the substrate and installed engineered oak plank flooring throughout. Walls were re-skimmed and framed with classic gypsum moulding panels, and a new gypsum ceiling design incorporates recessed curtain tracks, concealed cove details and a rewired lighting layout with a statement chandelier and sculptural glass pendants over the dining table. A bespoke media wall — combining painted joinery, open display niches with concealed lighting and a walnut-toned floating TV cabinet — anchors the room. The framed serving window between the dining area and kitchen was retained and re-trimmed in a slim black profile, preserving the social connection between the two spaces.

Kitchen Renovation

The U-shaped kitchen was completely renovated. New greige matte cabinetry runs floor to ceiling to maximize storage, topped with quartz counters and a matching quartz splashback. We installed a matte-black composite sink and pull-out mixer beneath the window, a built-in oven and gas hob with concealed extraction, and a full-height fridge-freezer housing. Behind the finishes, the kitchen received new dedicated appliance circuits, additional power points, re-routed water and drainage lines and LED task lighting under the wall units.

Master Bedroom and Walk-In Wardrobe

The master bedroom was replanned as a suite. An upholstered, panelled headboard wall with integrated reading lights sets the tone; opposite, a continuous pale-oak run combines a chest of drawers, floating TV console and dressing ledge with a framed oak mirror. The adjoining dressing area received floor-to-ceiling wardrobes — manufactured in our own joinery workshop — with soft-close doors, slim brushed handles, internal LED strips and a mix of hanging, shelving and drawer storage. New flooring, curtains, ceiling works and lighting complete the suite.

Second Bedroom / Nursery

The second bedroom was refreshed as a flexible family bedroom, ready to serve as a nursery. It received the same oak flooring and full-height sheer-and-blackout curtain treatment as the master, plus a glazed-front display cabinet with drawer storage below. Low-VOC paints and rounded, snag-free joinery edges were specified with a small child in mind.

Master Bathroom Renovation

The master bathroom was stripped to slab, re-waterproofed and rebuilt around a double vanity. Two undermount basins sit in a marble-effect counter above rift-oak drawer units; tall backlit mirror cabinets provide storage and even facial lighting. Walls combine fine beige mosaic with smooth painted upper sections, and the floor is a warm porcelain. A wall-hung WC with concealed cistern and a framed botanical artwork finish the room.

Walk-In Shower and Family Bathroom

The shower room features a frameless-glass walk-in enclosure with a ceiling-height mosaic surround, rain shower, sliding-rail hand shower and a generous double recessed niche. The family bathroom pairs a wide oak vanity and mirrored cabinet with its own mosaic-lined shower enclosure and polished towel rail. In both rooms, new waterproofing membranes were applied and flood-tested before a single tile was fixed — the invisible work that protects the apartment (and the neighbours below) for decades.

Guest Powder Room

The guest WC became a jewel box: a shimmering natural-stone mosaic accent wall, a marble-effect counter with undermount basin, a matte-black mixer and concealed-flush plate, and a backlit mirror. Small room, big first impression.

Hallways and Entry

Corridors received the same oak flooring, fresh skimming and paint, new solid-core doors with matte-black ironmongery, and a re-designed recessed lighting layout that turns the circulation space into a calm gallery route, finished with curated artwork.

Lighting Design: Layered, Warm and Dimmable

Lighting is where developer-standard apartments fall shortest, and where this renovation changed the feel of the home most dramatically. Every room now runs three layers of light. Ambient light comes from warm recessed downlights on dimmable circuits, positioned to wash walls rather than spot the floor. Feature light comes from the dining pendants, the living-room chandelier and the bedroom reading lights, each on its own switch. Concealed light does the quiet work: LED strips inside the display niches, beneath the kitchen wall units, behind every bathroom mirror and inside the wardrobes, triggered by door sensors. All lamps were specified at 2700–3000K so that oak, greige and marble tones read warm after sunset instead of flattening under cold white light. The result is an apartment that photographs beautifully at noon and feels like a boutique hotel at nine in the evening.

Storage: The Invisible Success of This Renovation

Ask any family what they want from a renovation and storage sits near the top of the list. This project nearly doubled the apartment’s usable storage without visually adding a single cupboard. The kitchen gained ceiling-height wall units and deep drawer banks; the master suite gained a full wall of wardrobes plus drawers built into the TV run; the bathrooms gained mirror cabinets and vanity drawers in place of open pedestals; and the second bedroom’s glazed cabinet keeps books and keepsakes on display while drawers below absorb the clutter of family life. Working Inside a Managed Community Tower

Renovating inside an occupied Dubai Hills Estate tower is as much a logistics exercise as a construction one. Our team scheduled deliveries within permitted hours, protected lobbies and lift interiors before the first tool arrived, and removed debris daily through approved routes. Noisy works — demolition, drilling, screeding — were compressed into the community’s permitted windows and communicated to building management in advance, keeping neighbour complaints at zero for the full eight weeks. Security passes, insurance documentation and contractor registrations were all arranged by our approvals team before mobilisation, so no site day was ever lost to paperwork.

Warranty, Aftercare and Handover

The project closed with a documented handover pack: warranties on waterproofing, joinery and MEP works, care instructions for the oak flooring and quartz surfaces, and as-built notes on circuit and valve locations for future maintenance. Our aftercare team returned after the family moved in to complete a courtesy post-occupancy check — the final step of every renovation we deliver, and the reason so much of our Dubai Hills work arrives by neighbour referral.

Materials and Finishes Palette

The apartment’s calm comes from a tight palette used consistently: pale engineered oak underfoot; warm-white and greige paint with gypsum moulding; fine beige and taupe mosaic with marble-effect quartz in the wet areas; soft matte joinery fronts in ivory and greige; pale-oak furniture-grade veneers; and a jewellery layer of matte black and brushed metal across taps, handles, light fittings and door hardware. Every material was selected for Dubai’s climate and cleaning habits — dense porcelain and quartz that shrug off hard water, UV-stable finishes for sun-flooded rooms, and lacquered joinery that wipes clean.
